usiness Objective: First Oxford Corporation's
business objective is to maximize the total return to stockholders through growth in Funds From Operations per Share and increases
in dividends. The Company seeks to continue to grow its Operations per Share and to further increase dividends through the structuring
of additional purchase/leaseback transactions, the acquisition of additional net leased properties and contractual rent increases. The
Company generally intends to hold its net leased properties for long-term investment. However, the Company may dispose of a property
if it deems such a disposition to be in its best interest, and may either reinvest the proceeds of such dispositions or distribute the proceeds
to stockholders.
Corporate Finance currently encompasses Real Estate sale-leaseback transactions with high quality credit lessees, real estate acquisition
and development, as the equity partner in joint ventures and selected merger and acquisition activities. Once joint venture agreements
have been structured, partnership interests are sometimes offered to First Oxford's investors as private placements.
First Oxford Corporation has been in the mortgage banking business since 1976. As mortgage brokers, the Company works with
several hundred insurance companies, pension funds, commercial banks and savings institutions in the placement of real estate
construction loans and permanent mortgages.
